James Kiernan, Director

James Kiernan is a Contracts Manager with over 20 years' experience in the construction industry, specialising in the commercial and contractual delivery of public, residential and commercial developments. His expertise includes contract management, commercial strategy, procurement, risk management and project delivery under both Public Works Contracts and RIAI forms of contract.

He currently serves as Contracts Manager with GEM Construction Ltd., where he leads the delivery of major public sector projects from pre-construction through to completion. Prior to this, James held senior commercial roles with GEM Construction, JJ Rhatigan & Company and Longford Architectural Ltd., contributing to a range of landmark projects including Dublin Airport Terminal 2, Trinity Business School, Maynooth University, The Shard in London and the Msheireb Downtown regeneration project in Doha.

James holds an Honours Degree in Construction Economics and Management from Dublin Institute of Technology and is a registered Quantity Surveyor with the Society of Chartered Surveyors Ireland (SCSI). He brings extensive experience in commercial leadership, contract administration and project delivery, with a practical, collaborative approach to achieving successful outcomes for clients and project stakeholders.
